As of 1st of june 2013 each property put on the market in Spain (sale or rental), must have an “energy performance certificate”.
This is a sort of grade assessing the efficiency in energy consumtion of a building. The absence of this certificate can result in a substantial monetary penalty.
Real estate agencies are obligated to mention the existence of the certificate and its classification. Conversely, we are not allowed to offer a property, if it does not dispose of the certificate.
